πŸ”¦ Friday Spotlight: Home Appraisals Are About to Change. Here’s What Buyers and Sellers Should Know 🏑

This week’s Spotlight isn’t on a local business or community leader. It's a change affecting real estate transactions across our area and the whole country. πŸ“£ πŸ“… Starting November 2, home appraisals are going to look very different. Fannie Mae and Freddie Mac are rolling out a major update to how residential appraisals are reported. It’s called UAD 3.6 (Uniform Appraisal Dataset), and it introduces a redesigned report known as the Uniform Residential Appraisal Report (URAR) . It’s one of the most significant changes to appraisal reporting in decades. πŸ“‹ The goal is better accuracy, consistency, and detail. But any big transition comes with a learning curve, and that can affect closing timelines. ⏳ πŸ” What’s Changing? Appraisers will document property characteristics in a much more detailed, structured format, including: 🏠 Interior and exterior condition: more detailed reporting, with separate assessments πŸ”¨ Renovations and improvements: more information about updates and rem...

πŸ‚ One Week, One County, Every Question You've Been Meaning to Ask: Senior Living Week 2026

There's a conversation I have almost every week. It usually starts with "We probably should have started looking for resources sooner." A daughter calls after Mom's fall. A couple realizes the stairs have quietly become a problem. A son is suddenly handling a parent's affairs from three states away. What almost every one of those families tells me later is the same: they wish they'd known what was out there before they needed it. That's exactly why I look forward to Senior Living Week every October. Presented by the Housing Bureau for Seniors, a program of Michigan Medicine's Community Health Services, it's Washtenaw County's one-stop information shop for older adults and the people who love them. It kicks off with an expo on Saturday, October 10, followed by a full week of open houses and free workshops, October 11 through 17. And this year, I'll be there with a table. I'd love for you to stop by. πŸ“ Start Here: The Senior Living Wee...

🏑 Friday Feature: Downsizing Without the Drama — A Conversation with Achla Karnani

If you've ever helped a parent — or a client — face the prospect of leaving the home they've lived in for decades, you know the moving boxes are the easy part. The hard part is everything underneath them: the memories, the guilt, the sibling disagreements, the grief that shows up disguised as "just keep it for now." πŸ’ That's exactly the territory I got into with Achla Karnani , owner of Caring Transitions Ann Arbor , on this week's episode of the LIVgreat Podcast πŸŽ™️. Achla has built her business around the messy middle of downsizing and estate transitions — and after this conversation, I'm more convinced than ever that Realtors and transition specialists need to be working hand in hand, not in separate lanes. 🀝 🧭 An Unconventional Path Into This Work Achla didn't start out planning to help families sort through a lifetime of belongings. Her path ran through higher education administration (12 years at the University of Michigan), then a Master of...

🌞 Your Weekend Guide: Things to Do in Washtenaw County (and Beyond) — August 8-9, 2026

Summer isn't done with us yet. This weekend brings a full slate of festivals, farmers markets, live music, and family fun right here in Washtenaw County, plus a few reasons to take a short road trip elsewhere in Michigan. Whether you're looking for something low-key on a Saturday morning or a full day out, here's where to go. πŸ“ Right Here in Washtenaw County 🎢 Fun Fest at Frog Island Park — Ypsilanti Ypsilanti's Frog Island Park hosts its annual Fun Fest starting at 1 p.m. on Saturday. It's the easiest way to fill your fridge with local produce while catching up with neighbors — always a good excuse to stroll the rest of the Kerrytown district a...

This Weekend: What's Happening in Washtenaw County

There's something special about a Washtenaw County summer weekend — the kind where you can genuinely choose your own adventure, whether that means cheering on a cause, catching up with neighbors, or just finding a quiet bench near Top of the Park with a good book. This first weekend of August is no exception, and honestly, it's a nice reminder of why so many of my clients tell me they never want to leave this community, even when it's time to downsize. Here's what's on the calendar for Saturday, August 1st and Sunday, August 2nd — and a few thoughts on who each event is really for. πŸŽ–️ Washtenaw County Vet Fest — Saturday, 10 a.m. to 2 p.m., Washtenaw Community College Now in its fifth year, Vet Fest brings together local veterans organizations for a day of free food, community, and — importantly — direct access to benefits and resource providers. It's organized through WCC's Wadhams Veterans Center, which has earned gold-level recognition from the st...

Celebrating Freedom, Community & the Place We Call Home πŸ‡ΊπŸ‡Έ✨

A Fourth of July reflection from LIVgreat Real Estate Every year as the Fourth of July rolls around, I find myself doing something a little unexpected for a REALTOR® — I stop thinking about the market for a moment and just feel grateful . πŸ™ Grateful for the fireworks over the Huron River. πŸŽ† Grateful for the smell of someone's grill two houses down. πŸ” Grateful for neighbors who wave from their porches, for the festivals that fill our streets, and for a community that genuinely shows up for one another. ❤️ That's Ann Arbor. That's Washtenaw County. And honestly? That's why I've never wanted to practice real estate anywhere else. What Independence Week Means to Me πŸ—½ Independence Day is about more than flags and parades — though I'm here for both! πŸ₯ It's a reminder that the freedoms we celebrate aren't abstract. They live in the everyday: the freedom to choose where you plant your roots 🌱, to age in a community that knows your name, to make bold de...
