This Weekend: What's Happening in Washtenaw County

There's something special about a Washtenaw County summer weekend — the kind where you can genuinely choose your own adventure, whether that means cheering on a cause, catching up with neighbors, or just finding a quiet bench near Top of the Park with a good book. This first weekend of August is no exception, and honestly, it's a nice reminder of why so many of my clients tell me they never want to leave this community, even when it's time to downsize. Here's what's on the calendar for Saturday, August 1st and Sunday, August 2nd — and a few thoughts on who each event is really for. 🎖️ Washtenaw County Vet Fest — Saturday, 10 a.m. to 2 p.m., Washtenaw Community College Now in its fifth year, Vet Fest brings together local veterans organizations for a day of free food, community, and — importantly — direct access to benefits and resource providers. It's organized through WCC's Wadhams Veterans Center, which has earned gold-level recognition from the st...

🏡 The "Widow Tax": Why the Family Home Could Become a Financial Trap in the Great Wealth Transfer

Over the next two decades, more money will change hands in this country than ever before. Researchers call it the Great Wealth Transfer: an estimated $124 trillion moving from baby boomers and older generations to their heirs between now and 2048, according to Cerulli Associates. Here's the part most families haven't thought through: a huge share of that transfer isn't going to adult children first. It's going to a surviving spouse — and for most couples, that surviving spouse will be the wife. 💍 📊 The numbers behind it Of that $124 trillion, roughly $54 trillion is projected to pass to widowed spouses. 95% of those surviving spouses will be women. About $40 trillion will go to widows who are baby boomers or older. The reason is simple biology and statistics: women in the U.S. outlive men by close to five years on average. That gap means most wives will eventually be managing money — and a house — on their own. ⏳ 💸 Why it's called a "tax" Here's t...

🏡 Needs vs. Wants: Sorting Out What Really Matters in Your Next Chapter Home

If you're starting the search for your next home — whether that's a smaller single-level house, a condo, or a spot in a senior living community here in Washtenaw County — you've probably already made a mental list of everything you want. A first-floor primary suite. 🛏️ A walk-in shower. 🚿 A garage close to the door for those icy Michigan mornings. ❄️ Maybe a sunroom for your plants. 🌿 Here's the thing almost every buyer discovers once they actually start touring homes: no property checks every box. That's not a failure of the search — it's just how home shopping works. The real skill isn't finding the mythical perfect house. It's knowing, before you start looking, which items on your list you can't live without and which ones you'd simply enjoy having. The National Association of REALTORS® recently put out a simple framework for sorting this out, and it's one I use with almost every client I work with on a downsizing or relocation move. ...

Housing Transition Trends: What's Really Driving Seniors to Move (or Stay)

There's a shift happening in senior housing right now, and it's worth naming plainly: staying put is no longer just the comfortable choice for many older adults — increasingly, it's the financial one. 🏡 📈 The national picture The oldest Baby Boomers turn 80 this year, and the housing industry is feeling it. Senior housing demand is climbing to record levels, but new construction hasn't kept pace — inventory growth is at its lowest point since tracking began back in 2006. That imbalance is projected to turn into an outright shortage of senior housing units by 2030. At the same time, the math on downsizing has changed. Many homeowners over 65 are sitting on historically low mortgage rates, and giving that up in today's rate environment can wipe out much of the savings people expect from moving to something smaller. Add rising insurance premiums, higher property taxes, and real moving costs, and "downsize to save money" isn't the guarantee it used t...
