Celebrating Freedom, Community & the Place We Call Home 🇺🇸✨

A Fourth of July reflection from LIVgreat Real Estate

Every year as the Fourth of July rolls around, I find myself doing something a little unexpected for a REALTOR® — I stop thinking about the market for a moment and just feel grateful. 🙏

Grateful for the fireworks over the Huron River. 🎆 Grateful for the smell of someone's grill two houses down. 🍔 Grateful for neighbors who wave from their porches, for the festivals that fill our streets, and for a community that genuinely shows up for one another. ❤️

That's Ann Arbor. That's Washtenaw County. And honestly? That's why I've never wanted to practice real estate anywhere else.

What Independence Week Means to Me 🗽

Independence Day is about more than flags and parades — though I'm here for both! 🥁 It's a reminder that the freedoms we celebrate aren't abstract. They live in the everyday: the freedom to choose where you plant your roots 🌱, to age in a community that knows your name, to make bold decisions about your next chapter with confidence.

For the older adults and families I work with, those freedoms are deeply personal. The decision to downsize, to move closer to family, to let go of a home filled with decades of memories — those are acts of real courage. 💪 And this time of year, when we're reflecting on what we value most, I'm reminded again and again that home is always near the top of the list. 🏡

A Community Worth Celebrating 🎉

I'm so proud to be part of what makes Washtenaw County special. Whether it's the senior care professionals I get to collaborate with every day 🤝, the nonprofit work happening right here in our backyard, or the neighbors who come together for events like the Humane Society's fundraisers 🐾 — this community has heart. ❤️

Ann Arbor is not just a great place to live. It's a great place to grow old. To be known. To be supported. And for those navigating major life transitions, that matters more than any market stat I could quote you.

A Small Ask as You Celebrate 🌟

This Independence Week, I'd encourage you to do one thing: check in on an older neighbor or family member. 👋 Drop off some sparklers. Share a meal. Ask them what the Fourth of July meant to them growing up. You might hear a story that changes your whole week. 💛

From my family to yours — happy Fourth of July! 🇺🇸 May your week be full of sunshine ☀️, community, and all the things that make home feel like home.

With gratitude,
Dani Hallsell, REALTOR® | SRES®

Adjustable-Rate Mortgages Make a Comeback in Today’s Market 📈🏠

As mortgage rates began to climb last week, some potential buyers started exploring alternative financing options—especially as their property choices increased and more sellers began offering concessions 🤝. In this evolving market, one type of mortgage is making a notable comeback: the adjustable-rate mortgage , or ARM . An ARM offers a lower initial interest rate compared to traditional fixed-rate mortgages, making it an attractive choice for buyers who want to keep their monthly payments more manageable in the short term 💵. This month, ARMs are especially popular among buyers of higher-priced homes who require larger loan amounts. In fact, nearly 10% of recent buyers have chosen an ARM —the highest rate since November 2023 🔄. Why Are Buyers Considering ARMs Now? 🤔 Lower Initial Payments – The "teaser" or introductory rate on an ARM can be significantly lower than current fixed mortgage rates, making monthly payments more affordable for the first few years 📉.
