When sellers ask me how to prepare their home for the market, the conversation almost always turns to staging.
Sometimes the reaction is enthusiastic.
Sometimes it’s hesitation:
"Do we really need to stage the house?"
It’s a fair question.
According to the 2025 Profile of Home Staging Report from the National Association of REALTORS®, staging can make a meaningful difference in how buyers perceive a home—and how quickly it sells.
Let’s take a look at what the research shows.
Buyers Need Help Seeing the Possibilities π
One of the biggest challenges buyers face when touring homes is imagining their life there.
Rooms may feel too small, awkwardly arranged, or just hard to visualize.
That’s where staging helps.
π The report found:
83% of buyers’ agents say staging makes it easier for buyers to visualize the property as their future home.
60% say staging affects some buyers’ perception of a home.
In other words, staging helps buyers move from “This house is interesting” to
“I could see myself living here.”
That emotional connection matters.
The Rooms That Matter Most π️
Not every room needs to be staged to make an impact.
The report found the most influential rooms are:
1️⃣ Living room
2️⃣ Primary bedroom
3️⃣ Kitchen
These spaces represent everyday living—relaxing, cooking, gathering with family.
When these rooms feel inviting, buyers can picture their life unfolding there.
The “HGTV Effect” Is Real πΊ
If you’ve watched home renovation shows, you know the look:
Perfect furniture.
Neutral colors.
Beautiful lighting.
Magazine-worthy spaces.
Today’s buyers are seeing those same homes online and on TV.
π According to the report:
48% of agents say buyers expect homes to look like staged homes on TV.
58% say buyers are sometimes disappointed when they don’t.
While TV creates unrealistic expectations, it also reminds us how powerful presentation can be.
Can Staging Increase a Home’s Price? π°
Staging is not magic—but it can influence buyer behavior.
The report found:
✔ 17% of buyers’ agents said staged homes increased offers by 1–5%.
✔ 19% of sellers’ agents reported similar increases.
On a $400,000 home, that could mean $4,000–$20,000 more in the final offer.
Even when price doesn’t change dramatically, staging often increases buyer interest and competition.
It May Also Help Homes Sell Faster ⏳
Another key benefit is time on the market.
π According to the report:
30% of agents said staging slightly reduced time on market.
19% said it greatly reduced time on market.
The longer a home sits, the more buyers start to wonder why.
Creating a strong first impression helps avoid that.
Good Staging Doesn’t Have to Be Expensive π‘
Many people assume staging means renting designer furniture.
Often, the most impactful improvements are simple.
The most common recommendations agents give sellers include:
✔ Decluttering
✔ Deep cleaning
✔ Improving curb appeal
Sometimes the goal isn’t adding more—it’s removing distractions.
The Goal: Help Buyers Feel at Home ❤️
When buyers walk into a home and instantly feel comfortable, something powerful happens.
They stop comparing.
They start imagining.
And that’s when offers happen.
