🏡 What is an appraisal?

An appraisal is an opinion on a home’s market value 🏠💰 that helps a lender ensure the purchase price is in line with the property value. The process is led by a licensed or certified residential appraiser—a neutral third party engaged by the lender to provide a professional judgment 📋 on the home’s value. Appraisers do not represent the buyer or seller; their sole duty is to provide a fair and accurate valuation of the property.

Do I have to get an appraisal?

If you're taking out a mortgage on your new home 🏡, your lender will typically require an appraisal to establish the loan-to-value (LTV) ratio 📊—the percentage of the home's price that you'll borrow. Higher LTV ratios are riskier investments for lenders, so they usually aim for ratios of 80% or less.

Paying in cash?

No appraisal is required, but it's still smart to get a third-party opinion to ensure you're not overpaying. In some cases, lenders or buyers may waive the appraisal requirement to make their offer more attractive to sellers.

What does an appraiser look at?

  • The home’s condition 🛠️
  • Renovations or improvements 🏗️
  • Amenities and location 📍
  • Size and other characteristics 📐

They also compare the property to recently sold homes in the area (called "comparables" 🏘️) to determine a fair value. Whatever method is used, the process must be independent, unbiased, and backed by evidence.

Do appraisals take place in person?

An appraisal may include an in-person visit, but not always. Hybrid and desktop appraisals are sometimes used, where data is collected remotely or through trusted third-party sources.

Is my agent allowed to communicate with the appraiser?

Yes! Your agent can provide property details and data to the appraiser. However, it’s unlawful and unethical to attempt to influence the appraiser’s valuation 🚫⚖️.

What happens if the appraised value differs from the purchase price?

If the appraised value doesn’t match the purchase price, it can affect how much your lender will allow you to borrow. To protect yourself, you can negotiate an appraisal contingency in your purchase agreement, though it’s not required.

Will I receive a copy of the appraisal?

Yes! The Federal Equal Credit Opportunity Act ensures that lenders send you a free copy of the appraisal report once it's completed. However, if you’re granted an appraisal waiver, you won’t receive a report.

Can I request an update or correction?

If you think the appraisal missed key information about the property or comparables, you can request a reconsideration of value (ROV). Your lender will guide you through the process, and your agent can help you gather supporting evidence.

Have concerns about accuracy or fairness?

If you believe the appraiser’s decision was inaccurate or biased, you can file a report with state and federal regulatory agencies using the Appraisal Subcommittee’s hotline 📞 or consult a local fair housing organization.

Adjustable-Rate Mortgages Make a Comeback in Today’s Market 📈🏠

As mortgage rates began to climb last week, some potential buyers started exploring alternative financing options—especially as their property choices increased and more sellers began offering concessions 🤝. In this evolving market, one type of mortgage is making a notable comeback: the adjustable-rate mortgage , or ARM . An ARM offers a lower initial interest rate compared to traditional fixed-rate mortgages, making it an attractive choice for buyers who want to keep their monthly payments more manageable in the short term 💵. This month, ARMs are especially popular among buyers of higher-priced homes who require larger loan amounts. In fact, nearly 10% of recent buyers have chosen an ARM —the highest rate since November 2023 🔄. Why Are Buyers Considering ARMs Now? 🤔 Lower Initial Payments – The "teaser" or introductory rate on an ARM can be significantly lower than current fixed mortgage rates, making monthly payments more affordable for the first few years 📉.
